Every vendor invoice we coordinate gets passed to you at exact cost. No markup. No commissions. No kickbacks. Our fee is the monthly management fee and nothing else, which means we have no incentive to over-service or recommend the most expensive vendor. Our job is to get you the right vendor at the right price.
Adam runs it personally
For 27 years Adam has personally worked in, remodeled, or built about 400 homes across Summit County. He knows which HVAC techs do the job right, which cleaners actually clean, and which contractors return calls. The vendor list is not bought from a directory. It is a network built on a quarter century of working alongside these people.
Annual home assessment
Every member gets an annual walk-through of the home with Adam. Systems checked, exterior reviewed, projects identified before they become emergencies. Members get a written maintenance calendar with the items, the months, and the vendors. The household stays ahead of the work instead of always behind it.

Lot-size adjustments: $25 a month for half-acre lots, $45 a month for three-quarter to one-acre. Lots over an acre quoted individually. Add-on services available at all tiers, members get vetted vendor pricing on anything we coordinate.
Snowbird. While you are away, the house is watched.
For Summit County homeowners who winter elsewhere. We check the house weekly, run the water, watch for freeze risk, coordinate plowing, hold mail and packages, and call you only when something actually needs your attention. Six-month minimum, November through April.

Fit call
A 20-minute call with Adam. We confirm the home is in our service area, talk through what you currently coordinate, and pick a tier. No pressure, no upsell.
Onboarding visit
Adam walks the home in person, 60 to 90 minutes. We document existing vendors, identify gaps, set up your member portal, and produce a written maintenance calendar.
Vendor handoff
We notify your existing vendors that scheduling and billing now route through HBC, or we replace them with vetted alternatives if you prefer. You stop getting their texts.
Run mode
By day 30 the household runs through us. You text one number. Vendors get paid through us, you see one consolidated bill. Quarterly check-ins keep the plan current.

- After-hours emergency dispatch outside business hours, billed at vendor rates
If you have a Report, your house is already documented. Concierge is the running of it.
The Home Clarity Report tells you HOW your home is built, WHAT every project will cost, and WHO to call. HBC Concierge is the actual calling. The Report is the plan. Concierge is the execution. They are independent products, you do not need one to use the other, but together they are the complete system.
Concierge FAQ
Property managers manage rental property on behalf of an absent owner, with the financial structure of rental income, repairs, and tenants. HBC Concierge is for an owner-occupied home, focused on coordinating the recurring services and small-project workflow of a household that lives there. The work overlaps in places, the structure is different.
Because we want to be on your side of the table, not the vendor's. If we mark up the lawn invoice, we have a financial reason to pick the most expensive lawn company. Pure pass-through pricing means our incentive is to find you the right vendor at the right price. The monthly fee covers our work, the vendors are billed exactly what they charge.
Yes, in most cases. If your existing vendor is willing to bill HBC and let us handle scheduling, we will keep them in place. If they are not set up to do that, or if they are not delivering what you are paying for, we will offer vetted alternatives. The choice is yours.
HBC Concierge currently covers Hudson, Bath Township, Fairlawn, Richfield, Montrose-Ghent, Silver Lake, Stow, Cuyahoga Falls, Copley, Tallmadge, and Peninsula. We will add additional Summit County and Cuyahoga County zip codes as the network grows. If you are unsure, call (330) 203-1331 and ask.
You tell us. We follow up with the vendor, request a fix or refund, and replace them in your rotation if needed. The accountability does not fall on you, it falls on us. That is a meaningful part of what the membership buys.
Month-to-month, no long contract. Cancel any time with 30 days notice. Snowbird is the one exception, it is a six-month seasonal commitment because the season is the product. We can also pause your membership for up to 60 days a year for travel without canceling.
No. Concierge stands alone. The Report and Concierge are independent products. If you have already taken the Report, you get a $50 first-three-months credit on any tier. If you decide to add the Report later as a Concierge member, you get $500 off it after twelve months on a Concierge plan.
Because Adam is the advisor, and the membership is built around his attention. We are starting with a small group of Summit County homes, refining the workflow, then expanding the team to scale. The early cohort gets the most direct access to Adam and locks in current pricing for the long term.
