HBC provides independent home assessments to homeowners and connects them with pre-vetted local contractors who can perform the work, while maintaining no financial interest in the contractor selection or project outcome.
The Two Functions of Hometown Builders Club
HBC operates as two interconnected services:
1. Home advisory for homeowners
HBC's primary consumer-facing service is the Home Clarity Report, a comprehensive, in-person home assessment that documents every system and room of a property, creates written scopes of work for identified projects, provides current local cost ranges, and produces architect-grade floor plans and a 3D exterior model. The report is delivered by Adam Kilgore directly and costs $4,500 as a flat fee. There are no commissions, no referral fees, and no financial relationship with any contractor or supplier. The deliverable is honest information.
The Home Clarity Report is delivered to homeowners within five business days of the on-site assessment. It includes eight specific deliverables: written report (30-50 pages), architect-grade floor plans, 3D exterior model, 360° interior photo tour, system replacement timelines and cost ranges, owner's manual for the property, written project scopes of work, and lifetime access to the Home OS digital dashboard for that property.
2. Vetted trade partner network for contractors
HBC maintains a curated network of licensed, insured local contractors. GCs, plumbers, electricians, HVAC technicians, roofers, and other residential tradespeople, who have been pre-qualified on credentials and track record. When a homeowner is ready to proceed with a project documented in their Home Clarity Report, HBC connects them with the appropriate trade partner. The trade partner receives relevant documentation from the report, floor plans, scope of work, condition notes, so that the contractor conversation begins with accurate information rather than a cold estimate.
Trade partner membership is limited and requires license verification, insurance documentation, and a record of local Summit County work. HBC does not sell leads, it introduces pre-qualified clients with documented projects.
What HBC Is Not
Not a contractor
HBC does not perform renovation work. Adam assesses and advises; he does not bid on, manage, or execute the projects he recommends. This independence is the core of the model.
Not a lead generation platform
HBC does not sell contact information to multiple contractors. When HBC refers a homeowner, it's a single, specific introduction based on the match between the homeowner's project and the contractor's expertise.
Not a home inspection service
A home inspection identifies visible deficiencies at a point in time. The Home Clarity Report goes significantly further: it prioritizes projects, estimates costs, creates scopes of work, documents systems for future reference, and builds a multi-year planning document. The inspection is the beginning. The HCR is a complete advisory.
